Job Title: Real Estate Manager
Location: Lagos 
Employment Type: Full-time

Responsibilities

  • Maintaining the property and ensuring regular building upkeep, addressing tenant complaints, completing repairs, and contracting landscaping.
  • Manage all aspects of assigned properties. Oversee the daily operations, ensuring the property is running smoothly and efficiently, and making sure that the needs of the property owner are met.
  • Procurement of needed materials for work.
  • Daily supervision of the cleaners, security guards and other staff to ensure that works are done effectively.
  • Troubleshooting of any issues that might arise from all plants, Generators, electrical fixtures, HVAC systems, Gym Equipment and other building fixtures before calling the appropriate technician for the job.
  • Checking in and out of Guests in the Shortlet apartment and answering questions from potential guests and tenants about the Facility.
  • Giving weekly reports on all works and power usage updates.
  • Inspect and arrange maintenance to meet standards.
  • Maintain a positive, productive relationship with tenants.
  • Arrange jobs with contractors in a timely and reliable manner.
  • Oversee cleaners and cleaning of the property.
  • Collect receivable accounts and handle operating expenses.
  • Oversee properties’ personnel and assess their performance.
  • Budgeting for new and corrective maintenance works.

Water Treatment:

  • Daily routine inspection on the water treatment plant to check water levels in the underground and overhead reservoir and running of the water treatment plant.
  • Bi-weekly backwashing of the treatment plant to ensure the treated water is clear and free from impurities.

Sewage Treatment:

  • Daily running of the sewage treatment plant to ensure there is proper drain of wastewater from the building.
  • Weekly check on the sewage pump to declog it of any solid particles in the septic tank.

Power and Generators:

  • Daily check on the power Generators to ensure they are running smoothly.
  • Monthly taking of power consumption on the Generators and Electricity supply on the occupants' check meters to ensure billings are properly allocated.
  • Liason and supervision of contractors and other technicians to make sure works are done according to scope.
  • Daily note taking on the Generator run hour, diesel level and electricity meter readings to detect any spike or trend in the power supply.

Responsibilities

  • Candidates should possess a B.Eng Degree with 3 - 5 years experience.

Salary
N150,000 Monthly.
