Job Title: Accountant

Location: Owerri, Imo

Job Overview

  • The Accountant will be responsible for managing the financial activities of the real estate company, including property transactions, budgeting, financial reporting, and ensuring compliance with accounting principles and regulations.
  • The role involves tracking income and expenditures, preparing financial statements, and ensuring the company’s financial health to support ongoing real estate projects and operations.

Key Responsibilities
Financial Reporting:

  • Prepare accurate financial statements, balance sheets, profit and loss statements, and cash flow reports.
  • Manage month-end and year-end financial closing processes.

Property Accounting:

  • Track and record all real estate transactions, including sales, leases, and property management income.
  • Maintain accurate records of property assets, liabilities, and capital expenditures.

Budgeting and Forecasting:

  • Assist in preparing and managing budgets for real estate projects and company operations.
  • Analyze variances between actual and budgeted performance, providing insights for management decisions.

Financial Audits and Compliance:

  • Assist in internal and external audits by providing financial data and reports.
  • Ensure that all accounting practices comply with legal requirements, industry standards, and company policies.

Investment and Financial Analysis:

  • Analyze the profitability of real estate projects and provide financial advice on potential property investments.
  • Assist management in making informed decisions on property acquisitions and sales.

Tax Compliance:

  • Ensure timely preparation and filing of tax returns, including property taxes, VAT, and other relevant taxes.
  • Ensure compliance with local, state, and federal tax regulations.

Accounts Payable and Receivable:

  • Manage invoices, payments, and collections related to property sales, leases, and supplier contracts.
  • Reconcile accounts, ensuring accuracy in receivables and payables ledgers.

Cash Flow Management:

  • Monitor and manage cash flow to ensure the company has sufficient funds for operations and investments.
  • Prepare cash flow projections and advise management on financial risks and opportunities.

Liaison with Stakeholders:

  • Work closely with property managers, sales teams, and legal advisors to ensure smooth financial operations across departments.
  • Liaise with banks and other financial institutions for loans, mortgages, and financing agreements.

Record Maintenance:

  • Maintain accurate and up-to-date financial records for all transactions, projects, and operations.

Requirements
Qualifications and Skills:

  • Bachelor’s degree in Accounting, Finance, or a related field.
  • Professional certifications are an added advantage.
  • Proficiency in accounting software (e.g., QuickBooks, Sage, or similar).
  • Excellent analytical, problem-solving, and communication skills.
  • Attention to detail and ability to meet tight deadlines.
  • Minimum 3 years of experience in accounting, preferably in the real estate industry.
  • Strong knowledge of accounting principles, financial regulations, and tax laws.

Salary
N50,000 - N100,000 / Month.
